Elusive Richard Neutra-designed Midcentury Treasure Hits the Market

Ordinarily, one of architect Richard Neutra’s Case Study Houses commissioned by Art & Architecture would be hard to come by on the market. And while purchasing one remains a privilege, obtaining a deed is not exactly a rarity at the moment. Earlier this month, a Pacific Palisades compound holding Case Study House #20 as a guest house listed for $20 million. Now, another midcentury home by the modernist maestro joins that property with a price tag of $5.999 million. Known as the Wilkins House, this elusive treasure is the realization of Neutra’s Case Study House #13.

Long believed to never have been built, Case Study House #13 (known as Alpha House at its conception) has in the past just been digitally mocked up, as seen in ArchDaily some time ago. But Neutra, in fact, quietly made the plans reality in 1949.

On an oversized lot spanning three-quarters of an acre in South Pasadena, The Wilkins House was born. The current owners worked with architect John Bertram to meticulously restore Neutra’s original design, which encompasses 3,780 square feet and ample wood-paneling. There’s plenty of room with a 3 bedroom, 3 bathroom main house and a 2 bedroom, 2 bathroom guest house. Surrounded by lush plants and trees, it is a perfect time capsule of midcentury modern style.

Neutra’s trademark, blurring the lines between the manmade and the natural, is on full display here with immense plated glass doors that open to the outdoors with ease. A series of sweeping, covered terrazzo terraces overlook a pool and the smooth surrounding lawn.

For any architecture lover seeking pristine yet laidback California living, this Neutra masterpiece has it all. Anthony Stellini and Elisa Ritt of Compass have the listing.
